When homeowners first hear about a 1.5% listing fee, the reaction is usually the same. There’s a pause, followed by some version of, “What’s the catch?”
It’s a fair question. Real estate commissions have been structured a certain way for a long time, and anything that looks different naturally raises eyebrows.
Traditionally, listing agents have charged somewhere in the range of 2.5% to 3%. That model was built in a different era, when marketing homes was more manual, less efficient, and required a larger overhead to operate. Over time, that structure stuck, even as technology made the process faster and more streamlined.
Today, the way homes are marketed and sold has evolved. Online exposure through platforms like Zillow and Realtor.com has replaced a lot of the old school methods. Digital advertising, streamlined systems, and more efficient workflows have made it possible to deliver the same level of service without the same level of cost.

If a lower fee meant less exposure, weaker marketing, or less support, that would be a problem. But if the service remains the same, professional photography, MLS exposure, negotiation, contract management, then the difference simply becomes how much of your equity you get to keep.

Skepticism is normal. But understanding how the model works tends to shift the conversation from “what’s the catch?” to “why would I pay more?”
