North Phoenix vs Scottsdale: Where Are Homes Selling Faster Right Now?

If you’re thinking about selling, one of the first things you’re probably wondering is how fast homes are actually moving right now. And more specifically, whether there’s a difference between North Phoenix and Scottsdale.

Short answer, yes, there is. But it’s not as simple as one market being “better” than the other.

North Phoenix has been quietly gaining momentum over the past few years. Areas like Desert Ridge and the 85054 and 85085 zip codes have seen strong demand, especially from buyers looking for newer homes, relative affordability compared to Scottsdale, and proximity to major employment hubs. The expansion of TSMC has only accelerated that trend. More jobs in the area means more people looking to live nearby, and that demand shows up in how quickly homes are selling.

Scottsdale, on the other hand, plays in a slightly different lane. It has always been a high demand market, but it’s also more segmented. Entry level and mid range homes tend to move relatively quickly when priced correctly, but as you move into higher price points, the buyer pool naturally narrows. That can lead to longer days on market, even if overall demand remains strong.

What really determines how fast a home sells in either market comes down to three things: price, presentation, and positioning. A well priced, well marketed home in either North Phoenix or Scottsdale can move quickly. An overpriced or poorly presented home in either area can sit.

Right now, North Phoenix tends to have slightly faster movement in the more affordable and move up price ranges, largely due to continued growth and job driven demand. Scottsdale still commands strong interest, but buyers there are often more selective, especially at higher price points.

For sellers, the takeaway isn’t that one market is better than the other. It’s that strategy matters more than location alone. Understanding how buyers are behaving in your specific neighborhood and price range is what ultimately determines your outcome.

If you’re curious how your home would perform right now, that’s where a hyper local approach makes all the difference.
